What is the Henderson housing market like in 2026? Answer: Henderson homes hold value above the Las Vegas average, with a Census median homeowner-estimated value of $484,900 compared with $427,900 in the city of Las Vegas, while across the valley the median single-family home sold for $475,000 in August 2026 and more homes are waiting for buyers. For you as a Henderson seller, values are steady, but buyers have more choices and higher rates, so pricing and presentation decide your result.

Henderson has its own reputation in the valley, and its own buyers. If you own a home here, you already know your neighborhood feels different from the rest of Las Vegas. The numbers show it too.

Here is what the public data says about Henderson home values in 2026, how this fall’s market affects your sale, and what you should do before you list.

Henderson Home Values at a Glance

Henderson holds its value above the valley average.

The U.S. Census Bureau’s QuickFacts reports housing figures for the city of Henderson. These are homeowners’ own estimates of their homes’ value, averaged over 2020 through 2024, so they describe your city’s overall level, not this month’s sale prices.

Henderson compared with neighboring areas, 2020 to 2024
Area Median home value Owner-occupied share Median rent
Henderson $484,900 66.1% $1,824
City of Las Vegas $427,900 56.6% $1,563
Summerlin South $672,400 70.0% $2,509

I compared these Census figures across every area I serve. Henderson’s median value runs $57,000 above the city of Las Vegas, two in three homes are owner-occupied, and rents run higher than in the city. For your sale, that means Henderson buyers expect to pay a bit more, and they expect a home that has been cared for.

How Henderson Compares With the Rest of the Valley

Bar chart comparing median home values in Henderson with other Las Vegas valley areas
Henderson ranks second only to Summerlin South in Census home values.

For your comparison, among the areas I serve, Henderson ranks second in Census home values, behind Summerlin South at $672,400 and ahead of Boulder City at $435,600, the city of Las Vegas at $427,900, North Las Vegas at $404,400 and Pahrump at $310,300.

Henderson itself is not one market. Your value depends on which part of the city you live in. Green Valley, Anthem, Seven Hills, Inspirada, Cadence and the hillside communities each draw their own buyers, with different home ages, lot sizes and views. A home in one pocket and a similar-sized home in another sell for noticeably different prices, so your comparison has to start with sales near you.

What the Valley-Wide Numbers Mean for Henderson

For your current sale price, the best measure is the monthly report from Las Vegas REALTORS, which covers the whole Southern Nevada market, Henderson included. In August 2026:

  • The median single-family home sold for $475,000, down from the $490,000 record set in May and June
  • 7,590 single-family homes ended the month with no offer, up 5.3% from a year earlier
  • 74.8% of homes sold within 60 days, down from 77.5% a year earlier

Those trends reach your Henderson street too. Buyers have more listings to compare and a little less urgency than last year. For the full monthly breakdown, read my August market report.

Rates and your Henderson buyer

A move-in ready home stands out when buyers stretch on payment.

Freddie Mac’s weekly survey put the 30-year fixed rate at 7.28% on October 1, 2026, up from 6.34% a year earlier. On a $400,000 loan, principal and interest at today’s rate comes to about $2,737 a month, roughly $251 more than a year ago. Your buyer feels every one of those dollars, and so does every other seller competing with you for that buyer.

When buyers stretch on payment, they get pickier about condition. They want a home ready to move into without a list of repairs, because their budget has less room for surprises after closing. That is good news for your sale if your home is ready, and a warning if it is not.

What Henderson Sellers Should Do Now

Strong photos win the showings that lead to offers.

In a steady market with more competition, the sellers who net the most get the fundamentals right before the first showing. Here is your short list:

  • Price from recent sales in your own Henderson pocket, not from the spring record
  • Fix what an inspector will flag: air conditioning service, leaks, worn flooring, scuffed paint
  • Show your home’s Henderson advantages in photos: views, outdoor living, nearby parks and trails
  • Make showings easy, because every showing you turn away is a buyer who sees another home instead
  • Compare offers on full terms and your net proceeds

For your plan, my guide to the mistakes Henderson sellers make covers what to avoid, and my top-dollar selling guide covers how to win the offer.

Henderson Condos and Townhomes

If you own a condo or townhome in Henderson, your segment of the market moved a little differently this year. Valley-wide, the median condo and townhome sold for $299,900 in August 2026, up 0.6% from a year earlier, according to Las Vegas REALTORS. Condo sales fell 7.4% over the same period, and condos and townhomes listed with no offer rose 6.0% to 2,714.

For your condo sale, that means buyers compare your unit directly with others in your complex and nearby. Have your association documents, fee details and any recent assessment information ready before you list, because buyers and lenders ask for them early. Price from recent sales in your own community, and make your unit the easy choice by fixing small issues and staging it lightly so it photographs well.

Selling in Henderson While Buying Your Next Home

Many Henderson sellers are also buying, whether you are moving up, moving closer to family, or downsizing. Coordinating both sides takes planning, because your sale and your purchase each run on their own calendar.

  • Get your home value report first, so you know your likely proceeds before you shop
  • Talk with a licensed lender about how your sale affects what you qualify for on the next home
  • Plan your move-out timing so your closing date and your next purchase line up
  • Decide early whether you would rather sell first, buy first, or line them up together

There is no single right order. It depends on your equity, your timeline and how much flexibility you have. I walk my clients through each option side by side, so you choose the path that fits your situation. I am not a lender, so your financing questions go to a licensed loan officer.
